Statutory codes which, on top of the common law principles, serve to regulate the relationship of landlord and tenant. Broadly speaking they all function in the same way restricting L's common law right to terminate the tenancy.
Which code applies will depend on a variety of factors:
The purpose of the letting
• The length of the lease
• The nature of the landlord
• The date on which it was granted
